Investment Criteria

Magellan is aggressively seeking investment opportunities. Our property criteria include:

  • Traditional value-added industrial buildings, often older (Class B or C) manufacturing and single or multi-tenant warehouse/distribution facilities, requiring repositioning through entitlements, rehabilitation, expansion, environmental mitigation and/or tenant improvements.
  • Conversion opportunities of older and/or functionally obsolete manufacturing plants (Class B or C) into a higher and better use, which might include conversion into warehouse/distribution buildings, build-to-suits, small industrial buildings for sale, self storage, retail, office or mixed use.
  • Development opportunities including ground-up or conversion into for lease or for sale properties–focus on warehouse/distribution buildings, build-to-suits, small industrial buildings for sale.
  • Industrial properties with below market rents or credit risks and rollover opportunities. These properties should be located in well-established or improving infill submarkets bolstered by positive market dynamics.

Geographic area: Western U.S. with a primary focus on California.

Minimum Purchase Price: $2,500,000
Maximum Purchase Price: $100,000,000
